Roofs are inspected visually and from an area that does
not put either the inspector or the roof at risk. Steep, wet, snow or ice covered roofs are not
walked on. Slate, tile or asbestos roofs
are not walked on.
This roof inspection has been conducted either from the
ground or from windows that look out onto roof surfaces. We caution you that no ladders were used, the
roof was not walked on, and that there are sections of the roof that could not
be seen in this limited inspection. Our
comments are limited solely to those areas of roofing that can be seen as
described herein.

Comments
The
property located at _________ had extensive damage to the wood framing joists
for the ceiling. This will seriously
compromise the structural integrity of the roofing system. It is critical that
all the wood framing joists for the ceiling be replaced.
There
was evidence of damaged ceiling tiles that need to be replaced. Thermal imaging
showed evidence of active water penetration.
There
was evidence of efflorescence from water penetration on the exposed brick
walls.
The sheet rock walls still need to be primed and painted.
The kitchen was in unstable and unsafe condition at the time of
the inspection. It is suggested the kitchen be removed.
There are no GFCI receptacles in the kitchen area which makes
the kitchen area unsafe.
There was no gas shut off valve for the stove. A gas shut off
valve needs to be installed.
The windows for the area are aged, in poor condition and at the
end of their life expectancy.
The balances on the windows are no longer working properly and
need to be repaired.
The bathroom was in poor condition at the time of the
inspection. It is suggested the bathroom be renovated.
There are no electrical outlets in the bathroom area. It is
recommended that a GFCI receptacle be added to the bathroom area.
The hot water heater was not operational at the time of the
inspection and unable to be properly inspected.
The slop sink faucet located in the bathroom was leaking and in
need of repairs.
The floors in the unit were unleveled and in need of repairs.
